2004 : BAUM REALTY GROUP ARRANGES SALE OF WEST LOOP RETAIL BUILDING FOR $2.3 MILLION June 30, 2004 Chad Firsel of Baum Realty Group, Inc. has arranged the sale of a 7,445-square-foot multi-tenant retail building located at 1001 W. Madison St. at the corner of Morgan Street in Chicago's popular West Loop market. Developed in 2002, the 100-percent-leased building is anchored by Blockbuster Video, Pockets and Starbucks. It was acquired by a local investor from a local developer for $2.3 million "This market is so hot and the building so well located and leased that we received more than 15 offers for the property," said Firsel, who represented the seller and is executive vice president of Baum Realty Group's Investment Sales Division. "In the end, the building went under contract to a 1031 exchange buyer for under a seven percent cap rate." |
