An Acquired Taste

Our Investment Sales Division, led by Chad Firsel, continues to effectively match investment opportunities with buyers around the country. Recent transactions include:

  • Wickes Furniture – North Riverside, IL: this 39,600-square-foot Wickes Furniture located in the densely populated retail corridor across from North Riverside Park Mall, was sold for nearly $2.4 million. Its attractive site at the busy intersection of Harlem and Cermak combined with below market rents with strong growth from potential market rent made it appealing to a long-term investor. The buyer assumed conduit financing from Column Financial for the transaction. Baum Realty represented the buyer and seller in the transaction.

  • Fountainebleu – Hazel Crest, IL: Anchored by Bank One, Radio Shack and Blockbuster, this 38,546-square-foot multi-tenant retail center was acquired for $5.4 million by a Deerfield, Ill.-based private investor. The property is in the heart of Hazel Crest, a growing suburb south of Chicago that is attracting upscale residential development and continued retail growth. Baum Realty represented the buyer.

  • Home Depot – Spokane, WA: a 105,000-square-foot big box retail facility was acquired for $20.8 million by a Phoenix-based private company that forms Tenant In Common (TIC) investments. Home Depot occupies 100% of the property, which was developed in 2000, and has 16 years remaining on a long term lease. Baum Realty represented the buyer.

Brian L. Howard has joined Baum Brothers, L.L.C. as general counsel. He comes to us from prominent Chicago law firm Jenner & Block, LLP, where he specialized in complex real estate transactions. The University of Michigan Law School graduate has a broad base of commercial real estate and construction law experience, and has represented companies, developers and investors on both local and national levels.
